Thinking About Selling Your Seattle-Area Home?

Start With a Thoughtful Plan for Your Property and Your Goals

Selling a home is a major financial and personal decision. Whether you're moving to a larger home, downsizing, relocating, or simply considering your options, a successful sale starts with understanding your property, your local market, and what you hope to accomplish.

As your real estate broker, I'll help you evaluate the factors that may affect your sale and develop a strategy based on your home and current market conditions.

You don't need to be ready to list tomorrow to start the conversation.

Start With Your Home's Market Position

One of the first questions most homeowners ask is:

What is my home worth?

The answer requires more than looking at an automated online estimate.

When evaluating your property, I can review factors such as recent comparable sales, competing homes currently on the market, pending sales when available, neighborhood activity, property condition, improvements, location, lot characteristics, and features that may distinguish your home from competing properties.

The goal is to establish a realistic understanding of how buyers may view your property in the current market.

Develop the Right Pricing Strategy

Pricing isn't simply about choosing the highest number that seems possible.

The asking price can influence how buyers discover your property, how it compares with competing listings, the amount of showing activity it receives, and ultimately how buyers respond.

We'll review the available market information together and discuss a pricing strategy based on your property, current competition, and your selling objectives.

Market conditions can change, so we'll also monitor activity after the home is listed and discuss whether adjustments should be considered.

Prepare Your Home for the Market

You don't necessarily need a major renovation before selling. Sometimes relatively modest improvements can make a meaningful difference in how a property presents to buyers.

Before listing, we can walk through your home and discuss practical considerations such as:

  • Decluttering and organization
  • Cleaning and presentation
  • Minor repairs and maintenance
  • Paint or cosmetic updates where appropriate
  • Landscaping and exterior appearance
  • Furniture placement and staging
  • Lighting and photography preparation

The objective is to help your home present well while being thoughtful about where your time and money may be best spent.

Market Your Property

Once your home is ready, the next step is presenting it to potential buyers.

A marketing plan may include professional-quality listing information, photography, online exposure, Multiple Listing Service distribution, property details, showing coordination, and other marketing methods appropriate for the property.

The strategy should reflect the home itself and the buyers most likely to be interested in it—not simply use the same approach for every listing.

Manage Showings & Buyer Activity

Once your property is on the market, buyer activity provides useful information.

We'll monitor showing activity, buyer and agent feedback when available, competing listings, new listings, pending properties, and relevant sales. I'll keep you informed so you can understand how the market is responding and discuss whether any changes to pricing, presentation, or strategy may be appropriate.

Review Offers Carefully

The highest offer isn't always automatically the strongest offer.

When an offer is received, I'll help you understand important terms such as:

  • Purchase price
  • Financing
  • Down payment
  • Earnest money
  • Inspection provisions
  • Appraisal considerations
  • Seller concessions
  • Contingencies
  • Proposed closing date
  • Other terms that may affect the transaction

If multiple offers are received, we'll review them carefully so you can compare the differences and decide how you want to proceed.

The decision is always yours. My role is to help you understand the terms, potential considerations, and available options.

From Accepted Offer to Closing

Accepting an offer is an important milestone, but there is still work to do before closing.

Depending on the transaction, the process may include inspection-related matters, appraisal, buyer financing, title and escrow requirements, document preparation, signing, and other contractual milestones. I'll help coordinate the real-estate side of the transaction, keep you informed of important developments, and help you navigate the process through closing.

Planning to Sell and Buy Another Home?

For many homeowners, selling is only one part of a larger move. If you're also planning to purchase another home, we can discuss how the timing of your sale and purchase may work together.

Questions to consider may include:

  • Should you sell before buying?
  • Can the transactions be coordinated?
  • How much equity might be available from your current home?
  • Will you need financing for the next purchase?
  • What timing considerations should you plan for?

If financing is part of your next purchase, mortgage services are provided separately through Pacific Coast Financial LLC, where we can review financing options based on your circumstances and qualifications.
